What Does a Realtor Actually Do?

When people hear the word "realtor," they often think of someone who shows houses and gets a commission at closing. That is part of it but it is a very small part. The real work happens long before you walk through a front door and long after you sign at the closing table.

The Difference Between a Real Estate Agent and a REALTOR

Not every real estate agent is a REALTOR. A REALTOR is a licensed agent who is also a member of the National Association of REALTORS (NAR) and is bound by its Code of Ethics. This means I have a legal and ethical obligation to act in your best interest, not just close a transaction. In Florida, all real estate agents must work under a licensed broker. In my case, that broker is Realty Blu.

What I Do for Buyers

  • Pre-qualification guidance: Before we look at a single property, I help you understand your purchasing power by connecting you with trusted local lenders and reviewing your financial profile.
  • Market analysis: I research comparable sales so you always know whether a listing is priced fairly, overpriced, or a genuine opportunity.
  • Property vetting: I review listings for red flags before you spend time on a showing: flood zones, HOA restrictions, permit history, and days on market.
  • Offer strategy: In a competitive market, how you write an offer matters as much as how much you offer. I help you structure escalation clauses, inspection contingencies, and closing timelines.
  • Negotiation: I negotiate on your behalf with full knowledge of market conditions, seller motivation, and comparable transactions.
  • Transaction management: After an offer is accepted, I coordinate the inspection, appraisal, title search, lender requirements, and closing logistics.
  • Problem solving: Issues come up in almost every transaction. Low appraisals, inspection findings, title problems. I have seen them all and know how to handle them without losing the deal.

What I Do for Sellers

  • Comparative Market Analysis (CMA): I analyze recent sales and market trends to determine the optimal listing price. Overpricing is the most common seller mistake.
  • Pre-listing preparation: I advise on repairs, staging, and improvements that generate the best return on investment.
  • Professional marketing: MLS listing, professional photography, virtual tours, social media campaigns, and targeted digital advertising.
  • Offer review and negotiation: The highest price is not always the best offer. I help you evaluate contingencies, financing strength, and closing timelines.
  • Closing coordination: I work with the title company, buyer's agent, and lender to ensure a smooth closing.

How Realtors Get Paid

In most transactions, my commission is paid by the seller from the proceeds of the sale, not out of pocket by the buyer. The commission is negotiated as part of the listing agreement and is typically split between the listing agent and the buyer's agent.
